Scope of Work for Owners Rep

  1. Furnish As-Designed Estimate broken up by trade.
  2. Provide Scope Review/Bid Review of Generals with detailed Contract input.
  3. Monitor the design and development process in the owner's best interest.
  4. Ensure compliance with the contract/construction documents by recognizing and resolving issues for the purpose of avoiding conflicts and delays.
  5. Review the draw, mark down based on work completed and do a monthly forensic auditing of the job which includes waiver review, supplier review, and quality review.
  6. Constantly strive for the highest quality from the General Contractor, Subcontractors and Designers.
  7. Act as the Owner's Agent with an unrelenting focus on risk management.
  8. Negotiate with all utilities and necessary authorities to achieve occupancy.
  9. Manage the punchlist and defects repair, as well as organize the one year warranty inspection.
  10. Be front and center for any dispute resolution and prevent potential legal fees.
